While out showing homes tonight my buyer commented that the short sale properties in San Ramon CA and REO properties in San Ramon CA she has seen are seldom clean and in good repair. I'll agree that's true about 90% of the time in our market..
As a professional real estate agent I try to deal with this situation in the initial buyer’s consultation held in my office where we discuss the market, market value, REO transactions and the ”dark side” of short sale transactions; lengthy response times, no guarantee the asking price is the selling price, lack of disclosures, etc. It helps to point out the rough costs of paint and carpet. I know I had this discussion with this buyer, but now, seeing it first-hand, it is sinking in.
Sometimes even I am taken aback by the showing condition of REO’s or short sales. I was previewing an REO for her this week that had NO appliances. There was a nice hole in the granite counter where the drop-in cooktop used to be and large gaping maws where the double ovens were and similar holes where the dishwasher and wine cooler used to be.
Every real estate professional I know has “war stories” about the short sales, properties that are difficult impossible to show [owner won’t allow a lockbox, owner put the lockbox in the house and left for Mexico, etc.], can’t be sold [second lien-holder won’t accept the proffered offer]. I think we take this in stride as the signs of a difficult market.
