1. Plan! The first step is in making the decision and getting comfortable with the decision. Most sellers will find that focusing on the end result will make the transition easier. Whether you need to move, or want to move, it's often difficult because you are simultaneously thinking about where you would like to buy and what you want in your new home. First weigh your priorities – selling price is certainly important, but having a quick and efficient sale can often be worth accepting a slightly lower offer to get you where you want or need to be! Making the move during this soft market can get you into that larger home you want and need.
2. Seek out professional representation. The experience and knowledge of a dedicated real estate professional can be priceless. A good Realtor® forms a powerful team with his or her clients that makes it possible for them to have a smooth, successful, stress-free sale. Being realistic about your market is the key to a smooth sale. There is no substitute for a professional real estate representative when it comes to local market knowledge..
3. Prepare your house for showing, Pre-Pack! Clean! Stage! Underprepared homes can be sales disasters. Your home will never get as much attention from potential buyers and agent previews as when it is first listed, so clearing clutter, cleaning, making repairs, and putting your home’s best foot forward is essential. Put off the first showings until your home is ready to be seen as favorably as possible. It should be clutter-free. Clutter eats equity. Stow away the knick-nacks, personal pictures, collections and items on your countertops. Think of it as simply "pre-packing". Extreme cleanliness will impress your buyers. They will believe that you care about your home and it shows. Remove furniture that is too large for the room(s), rearrange furnishings to include cozy conversation groups and more. 4. List with an agent with extensive online presence if you intend to sell to today's savvy buyers! Lots of photos and online exposure are the key to getting a good response for your listing.
