San Ramon CA homes for sale are part of one of the newer communities located in the East Bay sandwiched between the established and historic Town of Danville to the North and the City of Pleasanton to the South. Incorporated in 1983 (no, not 1894 like nearby Pleasanton) San Ramon CA real estate has grown rapidly since 2000 with the addition of housing developments in the Gale Ranch, Windemere, Norris Canyon Estates and other neighborhoods. The population of San Ramon is approximately 62,500. Unlike the historic neighbors there is no quaint downtown area of San Ramon although several shopping areas provide options for basic necessities (Safeway, Lucky, Nob Hill Foods, Rite Aid and CVS pharmacies) as well as some specialty retailers and restaurants. San Ramon is the headquarters of 24 Hour Fitness and offers a “Super Sport” Club located in Bishop Ranch that is always busy. The big draw for homes for sale in San Ramon CA of course is San Ramon Valley Unified School District (SRVUSD) which is the number one district for its size in the State of California. Diablo flanks the city to the northeast and is prominently visible from almost all parts of the city. The Las Trampas Regional Wilderness borders San Ramon's extreme northwest, at the northern end of Bollinger Canyon. The smaller Bishop Ranch Regional Preserve straddles San Ramon's western border, located approximately between Interstate 680 and the Alameda County line. Demand for San Ramon CA homes for sale is enhanced by several corporate parks operating under the name 'Bishop Ranch' provide a healthy tax base for the city and tenants include Chevron Corporation which is headquartered in San Ramon, as well as AT&T, whose West Coast operation is headquartered in San Ramon. United Parcel Service has a regional distribution center in Bishop Ranch. The parks cover the vast majority of "Central San Ramon", which is the large square formed by Freeway 680 on the West, Crow Canyon on the North, Iron Horse trail on the East, and Bollinger Canyon Road on the South (though several complexes are south of Bollinger). The city of San Ramon is planning a new 40-acre downtown that will include a public plaza, hotel, independent cinema and a mix of residential units plus a new city hall, library, transit center and office space, to be developed by Sunset Development Co. The start of construction of the new City Center has been temporarily postponed due to the economic decline; however the project is fully approved and ready to move forward when economic conditions improve and is expected to increase the value of San Ramon CA real estate.
