The listing price of a home greatly affects whether or not it gets shown in today's market. FYI, it takes showings to get offers. There are national statistics that say a home, priced right, should yield one offer per ten showings to qualified buyers.
Generally speaking, your home must be "sold" twice. First, to the agents and secondly to the buyers. Agents "screen" the homes they show by actual previews during Broker's Open Houses and by estimating value based on the current competition. Some agents may use an overpriced listing as leverage to sell another home that is better priced. Buyers will usually see the houses they selected from the internet and a selection of homes their agent recommends. Buyers may perceive a home that has been on the market too long as defective, wondering what's wrong with it.
It is especially important in a "soft" or "buyer's market" to price the home competitively. However, savvy home owners are using this soft market to their advantage and taking this opportunity to move up into that larger home they want and need. |
