The listing price of a home greatly affects whether or not it gets shown in today's market. FYI, it takes showings to get offers. Some agents may use an overpriced listing as leverage to sell another home that is better priced. Buyers will usually see the houses they selected from the internet and a selection of homes their agent recommends. Buyers may perceive a home that has been on the market too long as defective, wondering what's wrong with it. It is especially important in a "soft" or "buyer's market" to price the home competitively. However, savvy home owners are using this soft market to their advantage and taking this opportunity to move up into that larger home they want and need.
